I'm considering purchasing a property with the option to live in for a couple of years and knock down and build two houses. Blocks are currently worth about $230,000 each. To purchase a house like this is below land value. ($460,000 less $20,000 sub-division costs). Do you consider this a good strategy? It would be my PPOR before sub-dividing, then build two houses and sell the other.
