    Hi
    I've acquired a site in Sydney with subdivision approval of the land into 3 lots (seperate titles)
    The council has adviced that i can put a house or a duplex on each lot, but the duplex cannot be sold seperately(it will be on 1 title)

    My question is there any way that I can sell each duplex seprately; can I strata the duplex OR do i just sell each duplex as one (to potential investors).
     

    Any advice please!

    You can strata duplexes and they will then have separate titles and can be sold separately. Otherwise you would have to subdivide the block again and have each property within the boundaries.

    I have been adviced  by the council  that the lot cannot be further subivided for selling each duplex seperatley…so i;m hoping I can strata them and sell each duplex seperately.  Do you know if a legal expert would provide this service/advice?

    I'd suggest a chat to a town planner or surveyor rather than a lawyer
