Hi everyone
I'm looking at buying a commercial property a(pub)that is leased it isn't in the best condition the tenant pays all of the out goings. what is the go if some thing breaks in the property do they pay for it or do I (eg like the cold-rooms and the air-conditioning).

Read the lease. Go through it clause by clause with your solicitor. The lease is your contract as landlord with the tenant and is what counts.

yes mate it totally depends on how you choose to write the lease on set up.You usually negotiate with the tenant on specifics.Generally i set mine up so that the tenant covers all outgoings in regards to maintenance but i cover break downs.I put in the contract that the tenant must have a contract with a maintenance company to service every 6 months (or whatever) and he needs to keep records so if something actually breaks we can see if he has been maintaining it.

You may not need to get your solicitor to go through it, depending upon the lease, a retail property specialist should be able to tell you what you can and can't charge. And give you value for money from their services.
