Hi guys,
I'm looking at buying a brand new house, but I'm having a bit of difficulty picking what is the best option in terms of an investment property.
The first house would cost $380,000, is on a 511m2 block of land and is a standard 3 bedroom arrangement.
The second house would cost $430,750, is on a 512m2 block of land and is a 3 bedroom plus ensuite.
The third house would cost $395,000, is on a 428m2 block of land and is also 3 bedroom plus ensuite, with an alfresco dining area.Assume all the fixtures and fittings are the same (since they are)
From looking at rental listings, I think the difference between a 3br and 3br+ensuite is about $50 a week, which is quite a bit and would probably make it worth getting the more expensive place. However, what I don't know is—which is best in terms of resale (if, later down the track, I needed to sell)? Would it be better to take the 3br without ensuite on the 511m2 block (i.e. more land), or the 3br+ensuite on the 428m2 block of land?
I could buy the most expensive house which has both the land and ensuite, but would prefer to go for one of the houses under $400,000.
