When doing DD for the purchase of a commercial property how do you find out comparable sales, avg purchase price per sqm, and average rental per sqm for comparable properties. I find that the pool for commercials is much smaller than residential so finding past evidence from websites like realcommercial to base research on is limited.
Are residential property owners due compensation for loss of property value due to a new industrial buisness being built in their neihborhood which was preceded by the clearing of 20 acres of woods?
