    Hi
    We currently have a few IP's which we onsell via vendor financing. We have now set up a company and are looking at ramping up the business this year. We currently have our loans through conventional lenders, but are looking for private investors or investor clubs to fund future projects. We have been told about investor clubs where by you can have access to a pool of money i.e. $2-5 Mil (once they are happy with your business model) thus avoiding applications with conventional lenders for individual properties.
    Q: Does anybody know where to find these investors/investor clubs and what sort of rates they offer?
    We are based in Sydney, but I suppose that shouldn't really matter.

    Joner,

    I will send you invormation via email. There are still plenty of private funding options etc available in the marketplace.

    I agree with Tim there are variety of options available however i cannot see why you would not want to utilise conventional lenders finance.

    I operate a separate Company called First Home Owners Group Pty Ltd (FHOG Pty Ltd) which is Qld largest provider of wrap finance and we have always used standard financing. Currently we have over 100+ properties under finance (at one stage this number was upto 180) and have only ever used 2 main lenders.

    My suggestion would be to operate with conventional lines of finance until these sources dry up and then look for alternatives.
