Hello there I have a 2bed, 1 Bath, 1 Laundry + LUG Investment Property in the Sydney area. Its worth approx $400-430K range. Its in a small complex of 14 units which are all practically the same configuration. I have recently totally removed and replaced the kitchen (cost $16K). My question is should I convert the laundry (size 2.1m x 1.3m) into a small ensuite style bathroom and in the process move the front loader washer/dryer combo into the main bathroom by removing the moderately worn bath tub and boost up the size of the vanity from a small 750mm wide and 300mm deep to a 1.2m x 600mm twin basin. Basically how much added value could a 2nd bathroom provide and how much loss is there by removing the bath (by the way the small 50L HW system only fills the bath about 2/3 before its cold anyway. There is no gas therefore stuck with elec…. Any opinions appreciated…..
Getting rid of the tub would reduce its rentability – 1/2 the population is female, many 2 bedders are sought after for small families etc. Look at what is available in electric instantaneous hws. The second bathroom would be great as it does provide an added feature compared to the traditional older style 2 bed units.
What are the chances of putting the washer/dryer into the kitchen (yes another mod but worthwhile) it will free up the bathroom.
With all the water restrictions and limitations etc. having two showers in two seperate bathrooms would be best. Kids in units is a crime worth flogging. Kids should be in (large) backyards not watching TV in an appartment approx floor area 90sqr M. The area where the property is mainly middle to retired aged. I personally dont use baths more than once in 3 months therefore cant see the long term value in such a large waste of room and water….. Anyone else agree???
