    Hi All,

I am looking at undertaking a property development, however most of my funds are tied up in a business at the moment. My question is this, apart from approaching friends and family what are ones options as far as finding investors? Any thoughts from somebody who has been down this track would be greatly appreciated.

    Best regards,

    Alastair

Depending upon how much you are trying to raise, the level of financial analysis that you have undertaken, the number of investors sought etc you may be able to get away without having to comply with the ASIC requirements (public offering).

An advert in the paper may elict some enquiries eg JV partners required for development, share profits 15%+ etc on short term investment. Otherwise you may try some solicitors/buyers agents/real estate agents etc.

    Hi Scott,

I have found a block of land for $760,000 that would be suitable for the construction of 4 townhouses, is it reasonable to assume that I could attract investors for the initial purchase even though it is not da approved and then carry on through to the completion of the development?  Would you be able to suggest the best way forward?

    Best regards,

    Alastair

As SNM has indicated depending on the number of investors and the level of investment will determine what documentation you are require to offer under the Managed Investment Act.

This could vary from a information statement to a full prospectus. Either way it is not cheap.
