Ok after months of procrastination we have chased some quotes from town planners or planning consultants. We are looking at $3,500 – $4,000+GST for a straight out subdivision with a building envelope.
The direction we will probably go in though is $8,500+GST for plans and permits for a second dwelling. The fees are to lodge a planning application.This includes:
Feature and level survey.
site context plan.
development proposal.
proposed plan of subdivision.
design reponse plan.
planning report.
landscape plan.
current copy of the title.For anyone in the Know….Do these fees look fair from your experience?

We're in Mooroolbark Vic. and have a large backyard we plan to sell separately from the renovated house. Can anyone advise me if we need to or should sell the back lot with plans and permits and with or without any services, ie: electricity pit, water, sewer and stormwater etc? Are we obliged or will we benefit by providing these?

Mark.Generally, you can get the proposal through DA without subdividing but when it comes to selling the blocks individually they will require their own services and driveway access (probably concreted unless there is direct street access to the newly created block). It is not a case of money for nothing you will need to carry out the improvements to subdivide. You won't need to have plans for a new house if that is what you want to know as well.

Winzer, as far as I can tell, your costings look pretty fair – we are doing the same thing in Doveton, and our costs are similar.
So far we have just received planning permit from council; and are now in the process of getting building permit (we are going to build the back unit, then subdivide). We haven't been bitten by any unplanned for costs as yet (crossing fingers). Good luck with yours.Hi Winzer,
I would def look at Vstar's attached outline of costs, from a previous forum page, as these costs provide everything required . How much are you budgeting for the whole subdivision? how much have you allowed for subdividing costs including water,power, gas ect services and then how much for construction of building incl. your going to need to know a rough idea before you start, because if you do get council approval it will be only vaild for certain period of time (12months approx).I realise your only at plans stage, that price seems fair. may need to ask the question what if council rejects plans is a re-submit included in whole price,? (incl amended plans ect) or is this an extra cost.?
