Hi all,
Was wondering if anyone has been to http://www.cashflowcapital.com.au? It's a website that sells positive cashflow properties. I find it a bit hard to believe cause you have to ask yourself why wouldn't the owners of the site keep them all to themselves.
Anyone got any comments let me know.

You worked it out! Also, I don't think you'll find much CF+ there at all. Even less with the over exaggerated rental return figures, and huge 'finders' fees.
Spot on – prices don't include the commission paid to the 'finder' – if you scour the web you will find many of these properties yourself, they are taking the hard work out of it.
Rents are often unsustainable – especially on the commercial sites (don't believe all you read). How can you seriously expect to achieve 20-30% more for a B Grade industrial property in an secondary location (liable to oversupply) when compared to say a similar property in the Sydney/Melb/Bris markets?
Perhaps they keep some – however there are a hell of a lot of these PCF properties out there than most people realise!!!
I find that they sometimes identify great (often unknown areas) throughout Australia, that are in fact offering 10% plus returns.
Using a referral company can be a great way to discover an area that is offering the best returns available.
This site profiles properties in a town that I have recently invested in, and am currently enjoying 11% rent returns with capital growth of over 40%PA. When I tell other investor friends about my success, they do not even know where this town is located.
There are allot of opportunities out there that most just don't know about!!
