    Hi,

    I've purchased the Residex top 100 growth prediction report for QLD however I'm learning that it really is based on historical data only. That is (and I called Residex to confirm this) it will not take into account factors such as rising interest rates, and which areas may be affected in terms of demand being lower due to mortgage stress being an impact. That is, along the lines that Michael Yardley mentions in his publically available MP3 where he predicts the outer ring demographic areas to be hit first, and hence better to invest in the inner ring.

    Also I've learnt from others here in the forum that historical growth reports can have a skew for suburbs that have had an increase in the percentage of new house sales (e.g. Murrumba Downs, QLD). That is so potentially the growth projections may look higher than they should be.

    Question – Are there any growth prediction reports available from a well respected organisation that factor in non-historical data too?
