    I'm tired of waiting and I'm wanting to buy the first IP.  Nothing fancy, probably something around the $250,000 mark.

    Problem is, I don't have any proof of income or a substantial deposit.

    Could i get a Lo-doc loan at 100%.  or maybe 95-90%?  What are my options, without taking that ugly vendor finance route?

    The other option would be getting my partner to purchase, but she is from france and is not a permament resident yet, so i assume she can't get finance…

    Unfortunately you would not get 100% lodoc however subject to being self employed and GST registered (if required) would get 90% LVR.
