I am a newbie and first time investor but anyway….

My partner and I are looking at buying a house to renovate in Kalgoorlie. It is an old fibro miners cottage. The living room, two bedrooms and kitchen are in good order however it looks as though the previous owner has built the bathroom on as an extension on the neighbours property anyway it has been half demolished and has no side wall. Since it was an extension I was thinking of just demolishing the remainder of it and starting from scratch and putting on a bathroom, third bedroom with ensuite and laundry as well. I am planning to take a builder around for a quote before buying just to see if it is feasible plus I have no idea what it should cost. There is an outhouse toilet. Has anyone had any experience with building extensions or can give any advice? Also, has anyone lived without a bathroom for any length of time and what did you do?

Our situation is I am in my final year of university and my partner is an engineer working 2 weeks on, one week off. My partner has built a house with his dad about 5 years ago, grew up on a cattle station and is very handy. I was thinking we could possibly get the extension built to lockup for us and finish it off ourselves… Any opinions?

The house next door to the one we are thinking of buying just sold for $295K and is a 3X1. We are considering putting an offer in on this one for $185K to $192K. Rent in Kalgoorlie is rediculously high i.e. 3X1 in this area for $400/wk, 3X2 for $450+/wk. Plus we are able to put a 1 bedroom granny flat on the back of the block with lane entry which generally rents for $200/wk around here. Since we plan to move around a fair bit the rental potential is of great concern.

Anyway… I know I talk a lot but thanks for making it this far with me! Any suggestions?
