Swan Hill, looking for investmet advice and anyone got a Rental there?

have a friend that has a property there she's inherited, now me with my eye, i'm going for helping her find a good agent, and as its a 1/4 acre block and there are a few developments near her of units, splitting the back off and putting in at least another house, possibly a duplex.  So anyone with any advice on the area, i'd appreciate your input, and if you can recommend a property manager thats good, that would be great too.  Otherwise, here comes the good old yellowpages.
