    Any advice/ suggestions/ stories on building &/or rezoning from business 5 to residential? Has anyone here done it?
    Can it be done? Does it HAVE to be rezoned to build residential dwellings in bus. zone 5??

    And any links or quotes to research about it would be appreciated.

    Read the LEP for the area, this will guide what you can and can't do in the zone. Then speak to council town planning. Usually a business zoning generates a better return than residential unless the area is changing.
