When a home is listed as say 34 squares – does this measurement refer to the internal area of the house only?, how is it calculated? and are these measurements the same in each State?
Some clarification would be much appreciated!!

1 square = 100 square feet. More commonly used nowadays as 100 m2. Measurement is based on external dimensions of walls. This is not a 'rocket science' measurement unlike PCA for retail properties
9.29m² = 1 squ

Caution;
some measurements are done by the roof lines. Can be a significant difference if the eaves are wide, or there are verandahs around a few sides.there are 9.29m2 in 1 square… a square ia an old imperial measurement
1 square is 10 feet x 10 feet…..wade anthony is correct…
400m2 = 43.05 squares.
also good to know is that different builders/developers/architects may measure from different parts of house…
ie. under roof inc eaves or from external walls…2 storey homes may or may not include the 'void' area if there is one
as part of floor area even though there may be no floor under…
it pays to ask where they measure from and/or to read your floorplans as measurements should be itemised
somewhere on plansie
ground floor 175m2
terrace 33m2
porch 6m2
1st floor 85m2
balcony 18m2
void 12m2total 329m2 (or 35.4 sqrs)
