We are choosing a builder at this moment. Most of them have the same inclusions.
But, how come some builders' quote are so much lower than the others? What's the catch?
are they quoting on the same design house??… i.e. did you have your own plans drawn up by an architect or draftsman??
It may be quality. More expensive building co's employ better tradespeople and pay them more.
there are many, many components that go together to build a house… sometimes people think that because both builders are including granite benches & similar appliances that the specs are similar… Nah…
Quality of course counts for a lot as you say Millions better trades acquire better remuneration … & rightly so.
what about the things you don't see?? what type of slab are you getting?? what size framing timbers are you getting 70mm or
90mm?? are all P.C & P.S. Allowances realistic?? are the external walls brick & render or are they blue/white boarded?? generally the story is the same with most things in life… you get what you pay for!! if it seems too cheap it probably is!!Assuming that they are your plans & specs ie not 3 different project homes (ref Mackar), then it may come down to which builder & subbies 'need' the job more. Margins do change if you need work at a particular time eg quiet period and you are looking for continuity for your trades.
Quality is a big issue – need to ensure that you are getting what is specified.
Check the inclusions/exclusions – carpets/tiles to main areas, landscaping, paving, front fences, clothes lines etc often are 'extras'.
