Need Help desperately with a DHA property which I had bought in Normanhurst (Sydney) and leased back to the DHA in 1998. The main reason I invested in a DHA property was because I absolutely trusted them to adhere to the agreement in spirit as well as in practice.
The terms of the lease stipulate that they will pay me the market rent valued each year by an independent valuer paid for by them. Assuming they were a Commonwealth body and were bound to implement the agreement – I never bother checking on anything for 10 years. Having moved away from Sydney I didnt particularly bother keeping track of rents in Sydney either and assumed that they were the same as 10 years ago.
Ten years on – Ive just returned to live in Sydney a month ago. I notice that the rent DHA deposit is the same as 10 years ago, no rental or other valuation ever seems to have taken place, the rents in Sydney are twice what the DHA pays and I have to pay twice what I get as rent for a place which is only half as good.
Pretty sure other people have been through similar circumstances and have had to apparently hire the services of an independent rental valuer to work through the empasse with DHA.
Any help and/or advice will be very much appreciated.
thanks and hope your investment is doing better than mine
