we already own a 3 bed room house in N.S.W market value Two years ago was 140k we still owe 115k it is rented out for $165 a week. but we are living in Vic now and we are renting we would like to buy another house but we do not have enough equity or deposit so we would like to rent two own. we would like to to it our self fast, what the best way to ask the seller how do we go about it. more we pay off the deposit the better.

Are you sure you don't have the equity for a deposit? I suggest you speak to a decent broker and fully explore your options before signing up to a more expensive option.
