    I was just wondering how many of you give welcoming gifts or write welcoming letters to your new tenants. 

    If you do write a letter what do you say?  I have new tenants moving in on the weekend.  I would like to leave a small gift and basically say look after my property or I'll kill you (in the nicest possible way of course!). 

    Does anyone have any suggestions.

    Is there really a reason to get personal with gifts etc.

    Remember that you are doing the tenants a favour MORE than they are doing you a favour, thanks to V. low yields.

    I bought a $12 bottle of sparkling wine & left it in the sink on ice for our tenants a few years back…. no guarantee at the time it would do anything, but felt it was good to get off to a good start with tenants…. certainly  couldn't do any harm… tenants were very good (maybe just lucky)… & only moved out 2.5 years later because they wanted to relocate to Cairns…
