    So im hoping to get installed an automatic garage door as the manual one is older than me, its hard to open and the tenant says its difficult to lock. He’s only in there for 4 more months but i was wondering if i did get it replaced whilst he’s there will i get a tax deduction? According to this site; http://www.ato.gov.au/print.asp?doc=/content/46259.htm It has to be automated or something?

    Yes.
    We did that with our PPoR before we moved over here.
    We simply had an automatic opening mechanism to the existing door, with remotes.
    Cost was $495 and is tax deductible.
    Tenants are happy.

    OK so the actual cost of the motor is deductable but the door isnt…I think ill just wait until im in there.

    If you replace the door as well then the door is deductible
