    Was wondering if anyone had any opinions on this block being developed in Melbourne. 109 Clarendon Road, http://www.109.com.au
    I was recently put onto this by an agent here in Perth and apparently they're selling quick. The only catch is that they're only gonna be completed in about 24 months, so we'd be looking at a deposit bond for the duration of the build.

    Being in the middle if Melbourne CBD is definately appealing but was just wondering if it's a good time to be buying in Melbourne. I remember in May – at Steve's seminar – everyone was saying how Melbourne prices were going crazy. That's why we're interested in these units. Are we likely to get some good growth over the next couple of years on one of these units???

    Any comments welcome.

    I work in the next block to this site
    As you can see on the map its right next to westgate fwy, this is a very busy fwy.
    The windows would shake as the trucks go past :)

    Do you think $348k for a one bed is expensive?

    honestly I would not know what this sort of apartments are worth, but there is allot popping up around the general close area.
    I stick to houses on big blocks 25 km from the city.
    But I can give you good information about the general area
    One side of that building would be very noisy – freeway side
    There is a new Coles and shopping centre that has just opened up futher up Clarendon street, and also a new shopping centre with safeway and spotlight , maybe 100-200 metres away that is opening this year. Plus you have the market & casino
    So all in all there is allot around it. Tram would run past the front door also

    Hi Stephen,

    Prices are heading back up in Melbourne for apartments in our experience. We bought a 2 bed apartment on City Road a couple of years ago but because there were soooo many apartments released at the same time we lost about $100K off the value of our apartment. It's now gained back most of that loss.

    I work nearby and noticed this 109 Clarendon building the other day..

    I wouldnt awnt to live there, as someone mentioned, westgate freeway right next to it, trams goign past every 15 minutes and there are a few new appartment complexes going up in the area (to join the dozens that are already there).

    That looks like a very good price, but don't forget the higher floors are better
