Hi,
Just a quick question.
I have found a property on 1024 m2. On the front is a 60's yellow brick 3 bed in good cond. Needs tidy up. But on the back is a 4 room 1 b/r cottage, fully s/c.
The two dwellings are very separate, and i want to subdivide.
What i am wondering is what the division itself might add to the value?
They are on separate power and sewer, but same water. In a good area of a soon to boom town. ATM they bring in $175 and $125 /wk But i think there is scope for $400 between the two.
Asking price is $255k.
What is a rough guide to adding value by subdivision? Especially when there is not much work involved, but the result will be a house on a good size block and a unit on a small block.
