    HI All

    I have never done or been involved with a small subdivision before.

    An opportunity has presented itself for me to cut a house on 1012 square metres of land into a house on 506 square metres and a vacant block on 506 square metres.

    I approached a town planning/surveying company today for an estimate of costs and this is what they provided as an estimate.

    Council Application Fee          $1,000
    Professional Fees for Application     $800
    Subdivision and administration fees $2,000
    Council Sealing Fee       $300
    Council operational Works Fee        $500
    Professional Fees for Operational works design survey      $1,000
    Engineering Design      $2,000
    Electricity application fee     $250
    Sewer easement doccuimentation     $250
    Registration of Plan and titles fee       $1,500
    Council Park Contribution     $5,000
    Councis sewer and water headworks     $4,500
    Additional Water Connection     $1,000
    Sewer Connection      $1,000
    Road Widening     $8,000
    Concrete Footpath     $3,500     

    Total        $32,650 plus GST

    Firstly I am shocked at the number of fees and the total cost to subdivide.

    My questions are:

    1) has anyone done a single block subdivision like this?
    2) What is a reasonable amount of time to allow for the process?
    3) Are the list of fees identified above normal?
    4) Is there any way to mittigate or reduce these fees?
    5) Could any of these processes be done by myself for a little work at a fraction of the cost?
    6) Do you know anyone that could potentially do it for less?
    7) Any advise for a "newbie" to this stratedgy
