    Hey all…

    I am contemplating a Tamawood home for a block of mine…thanks to this great forum, I've learned about depreciation schedules…thanks boys and girls. However, the decision will come to either buy a 4brm home that perhaps has no extra rumpus or ensuite, OR, a 3brm that has ensuite and perhaps a rumpus and maybe even a bigger kitchen.

    So my question is….what value would a potential buyer see in an extra bedroom? Come sale time in X years, will ensuite and extra living space be preferred over an extra room? I am wanting to keep building costs to a minimal, please do not suggest "why not do both?"

    Horses for courses.  I'd want a design where kids didn't need to access bathroom at night by having to wander through the family area.  Look at what's attractive to buyers/renters where you want to build.  Also with an ageing population it's worth considering wider hallways, wheelchair access, and how easy it is to fit extra aids in bathroom/toilets

    Taking a step back from the question.  What's right for the market you're building in? 

    Are you building the same as all the other properties in the street/estate? 

    Location/location.  Need I say more. 

    The more decisions we have to make the more temptation there is to put our own stamp on things.  

    Not sure as with many questions on this forum that all of the critical information is available to make an informed assessment. 

    Essentially speaking though if you're looking purely from a valuation point of view bathrooms are more expensive to build then the same blank floor space of a bedroom for example.  It's a building cost thing really isn't' it.

    Hi Andrew,
    I know Tamawood's designs really well.  Most of the designs are rectangles with a triangle out the front.  The floorplans are tactless.  There is no "wow" factor.  The overall building may look like good value for money  but they really skimp on design.  I wouldn't touch them as your resale value will be greatly affected.  I think it would be worth looking at others builders and pay a bit more for a practical floorplan and cute house.  I think a well designed 3 bedder will outdo an ugly 4 bedder.  Linda

    we recently built a 4br 2 bath home with double garage. the decision was made after looking at what was available in the area. they were mostly 3br single garage some with ensuite some without. the area is a young family area so we figured most people would have 2 cars. with our house the only available with  double garage there would be less competition in the rental market. so look at who rents in the area and what they would need. no point in 4 br if elderley or singles want to rent, and is there something that would make yours stand out from the rest
