    Hi,

    I am looking at subdividing a 640m2 block (with small house in front of block) in Rowville Vic. Flat block, drive way is wide enough, no existing trees that may cause issues, neighbours houses are well back from boundaries, court location. It will be a tight fit, but if all goes well with council, I should be able to fit a two bedroom unit of approx 90-100m2 with single carport. The open space requirements make things a little tricky (60m2 per dwelling), but I belive it can be done. All my calculations show a generous profit should things go to plan, with worst case senario being I will have a house for rent in Rowville.

    I am wondering if anyone has developed a property of this smallish size (even better in the Knox area) and whether they had trouble getting it through council?
    If so, did you come up against anything I may need to concider?

    Hey Aaron,

    Just make sure when you go to council that you get everything they tell you in writing!!!!!
    I have built a small unit in Cranbourne was 107m2, it is a good little earner for the client I built for, 2 bedrooms bathroom laundry and one main living area.

    Thanks Luke, will do. Do you build many, or know of anyone who builds units this size regularly? In the Rowville area places this size are few and far between, and the three or four real estate agents I have spoken to say it would sell quite well despite the size. Would you agree? Or is pricing not your area?
    Also, if you dont mind, can I ask what your average build cost is per square meter or square if its easier? (I am looking at building a neat two bedroom, with acess from main bedroom to bathroom, nice kitchen, nothing too over the top, obviously limited by space)
