Hi All,
I am looking at investing for the first time and am looking for a little advice.
I currently own my home worth a little under $300,000. Within the next couple of years we will need to upgrade to a bigger home. As such I am looking at buying sooner rather than later, and renting it out until we are ready to move in.
Once we move into the new home, we will rent out the existing paid off loan.
My thinking is I will be able to negative gear for the first couple of years before we move in (and possibly claim depreciation). I realise this will cause interesting CGT but so be it.
Does anyone have the maths or a spreadsheet that does the math that shows how good an option this is.
