We have now decided that we will rent out our PPoR pre 1985 purchased home and use it as our first IP.

I believe that using a property manager is the best way to go as my husband is not all that handy and we both have occupations that can mean we work long hours and we often trav el either cinto the country areas or interstate so don't want to be bogged down with the responsibility..

We live in the Campbelltown/Ingleburn area in NSW and would like to know if anyone can suggest a good property manager in that area.

Also what is a reasonable % to be paying a property manager and how does this work

What questions should we be asking them about how they manage the properties.

Like most newbies we ned all the help we can get.

    Cheers

    Hi Kidja,

Here are some questions you could ask a property manager. http://www.adprop.com.au/cgi-bin/page.cgi?id=288
We have obviously put them together for our SA clients but hope that you can get some good ideas out of it.

The hidden fees charged in property management sometimes can outweight a cheap percentage or gross rental charged.
Some agents may charge a low 7% but then charge you for the privelidge of signing up the same tenant, for showing tenants throught the property, for representing you at the tribunal, for routine inspections on your property etc…

Please feel free to compare our fee structure (on the website) to ones you are looking at hiring. It is not directly comparable as we are in SA but it may give you an idea or somewhere to begin.

    All the best!
