Hi,
I'm thinking of purchasing this manual on investing into the US Real Estate Market as a foreign investor:
I was just wondering if anybody has purchased it yet and whether they think it is worth it or not?
I guess it's only $33 so worth a punt.

mate i would be careful taking advice from anyone who hasnt done it all themselves over there.
after doing deals in the us for about 18months now i have learned that all is not as it seems.
unless they have been in the market and done a fair few deals (especially buy and hold)in all the different areas they are mentioning,i would take any info or advice with ALOT of caution.This guys credentials apear to be more computer related than long term usa buy/hold investor.

I went ahead and bought the manual anyway and it seems really good. I am very impressed with the detail and the contacts featured.
You are right though – I won't just jump in without doing more research.
All in all it's a good introduction to the market and for $33 who can complain?
Personally my opinion was similar to Luke's.
Why buy something from someone that obviously has little personal experience in the market and probably has never himself purchased in the US.
Why not use someone with vast experience and a great business model like Chad Simmonds from Melbourne who really adds value to his investors with his actual real live US contacts.
Anyway i guess if you are happy with the end result thats fine.

Is this San Antonio? Are you sure it's really special and not just lagging the coast?Last I heard housing starts had fallen 25% over the first quarter and inventory levels had risen almost 45% over the last 12 months and that most of those buying were out-of-state speculators. Are these accurate or are the newspapers and mega-builders (DH Horton etc) misrepresenting the market?
