    Hi everyone,
    I too am new to this site and property investing in general.  I have read Steve's book and im so fired up now im ready to burst.  We have some good equity in our property, and some savings, but also my parnter is self employed – which in the past enquiries to mortgee people has not been favourable – any suggestions and will have a lot more as im now chaning our whole spending lifestyle.  The perth market has had a huge increase and im not sure as to whether i continue to look here or head over east.  I want to cf+ properties only.  I have the time to look.  But one of my questions is on financing, is it best to use your equity for deposits and closing costs and try to save as much to put  towards these costs.

    Hi Nicky
    For me personaly what we did was put all our spare cash into our mortgage, because it is not tax deductible, that also helps increase your equity to borrow against, for an investment, which is tax deductible.
    As for being self employed and getting a loan, i found it quite easy to get a “Low dock loan” it is slighty higher interest rate than normal but being self employed it’s the price you have to pay.
