HI,
Needing some advice regarding whether to sell a regional property with or without a tenant. Looking at selling it for low $100,000s and rent of $150 per week.
Would appreciate your input.

Is there currently a tennant in place? If yes, keep them in there but do not renew the leaase. You can always settle based on vacant possesion.
If no, keep vacant for a couple of weeks while property is being advertised. Just make sure the RE agent includes expected rental in advertising.
Having a tenant on a lease can prevent people who want to live in it from buying it – limiting your buyers to investors. But if it is empty, then both investors and owners may still be interested.
