Coomera and the M1

Everyone is entitled to thier opinion, I would like to hear from those familar with the North Gold Coast. I am a West Ozzie looking at buying an IP in Coomera. I will be heading over to GC to purchase, just researching at this stage. The way I see it, Coomera looks to be a better prospect than Upper Coomera as its closer to the ocean and the proposed town centre. Is this a fair assumption?

Also, do you think Coomera will be strong performer or are there other places worth considering?
