Brick commercial property with 3 separate offices. Each office has its own amenties. Great location close to CBD and brand new supermarket. Each tenant has 3x3x3 year leases with a gross annual return of $41,238.00.
not to sure is the first property that i have found that got my attention. It is in a small rural town.
does it sound like a good investment?It sounds worth exploring.
As to whether it is a good investment – it is impossible to say without knowing a whole lot more.
Have you any other IPs? Usually people turn to commercial after gaining experience and equity in residential. It is quite a different ballgame.

It depends on how much you will be paying for it. You did not mention the purchase price.

Need the purchase price to assess properly, and also any immediate repairs that need attention. Are you aware that you usually can only borrow 70% for a commercial loan?
