a general question for the pros:

I have some spare cash, approximately AUD$60K,
and am considering buying a 600m2+ building allotment
somewhere in Victoria. I do not plan to build on the land,
just hold it for approximately twenty years and then sell it.

I realise that there are possibly better ways to invest my money,
but I am looking for a simple low maintenance real estate investment scenario to dispose of some cash, which would result in a land title in my name. I am not interested in using this capital to
borrow more money from a bank.

I am Melbourne born, but live overseas, so do
not have any time to property hunt in Victoria.

I have seen 600m2+ lots of sale in places like Portland, Victoria.

Would this be a decent place to buy, with a low risk of
the property value dropping significantly ?

I realise Victoria is a big state, but what other
towns should I be considering for a low risk purchase
    in the $60K range ?

Or should I be considering another state like
    Queensland or Tasmania ?

Or am I a complete gallah and should not even be considering
an investment of this type. [blink]

any advise or suggestions much appreciated [thumbsupanim]
    Martin.

How far from the sea is a consideration. Will some greenie come along and have the property rezoned in the next 20 years so it cannot be built on unless you own the property next to it. I have seen this occur at Rosebud Victoria so it does happen and is a risk. Will the property be under water in twenty years time?
Portland is a long way from Melbourne. about 6 hours drive.
It would be hard to predict how much growth will occur you may need to look at the population growth occurring in Portland through the ABS and what demographic is moving there. Like is it a grey hair sea change area or a low growth area.
