strata / torrens

Can any body help me with the differences between strata and torrens title.
I understand that strata title e.g. a unit , you own the unit and a manager looks after the common areas which you pay a strata fee for ongoing repairs.
With torrens title again you own the property but what else does it cover.
If you are buying a unit or subdeviding land what are the benifits of strata over torrens title or vica versa.
