After searching , scouring and reading through heaps of ‘Checklists’ from across the web (and forums) Iv’e compiled the below.
In a nutshell – it’s a basic guide on a few key things to look at when assessing a suburb.
More of an ‘intro’ than a ‘definitive’ but perhaps, once finished, something to add to the research arsenal of those just starting out.

– Population: Growth/Decline, Who’s coming and Going
– Levels: Unemployment, Crime, Income
– Makeup: Age & Family Size
– Good/Bad/Average part of focus area

– Yields: of Focused property type
– Yields: across property types (Comm, Indus, Retail, Resi)

– Medical Services

– Access: Stops, Stations, Main Streets and connections
– Time: to CBD & BeachLAND

Commodity Cycle – What’s in demand, where can you dig it
Ok – it’s big and can be reduced and maybe of no use at all to some people. Analysis Paralysis – I’m aware it shouldn’t get to that.
Alot of the info will relatre more/less dependant on personal goals and objectives (cashflow, growth, units vs H&L) which I do realise.
The next step, once I’ve find tuned, is to add next to each category places to go and people to speak to in gathering the info – something not one checklist I’ve found does.
But firstly – please feel free to judge, express and opinion, cast a view or delete/add. [biggrin]

One of the few sites I don’t think I’ve downloaded from.
Will definately have a look.
Still want to eventually create a ‘multi-checklist’. like a mix of the best of the best from numerous resources but looking forward to seeing what they have. [biggrin]

I too am scouring the net for property checklists. Perhaps Property WA you have done the hard work for me and can lend a hand with what you have found.
And is it just me or has amanda and that website disappeared.. cant find it.
