    Hi All,

    Just wondering if anyone out there is currently in, or going to be in San Antonio over the next few weeks? Myself and “Ricky” are going for a couple of weeks on Wed 1st Nov and will probably also be going over to Nashville as well. It would be good to meet up with some fellow investors over there to see what sort of properties people are investing in and what deals are being done etc. to hopefully give us a bit more direction.

    Apart from that, if anyone has any useful contacts of people over there who are “in the game”, that would also be great. Any other advice, hints, tips, comments also very welcome

    Hi Phil

    As you know I am now based in San Antonio. I will look forward to catching up with you and rick for a steak. I have been so busy during the last week. Our company has now got close to 5000 acres under contact just 10 minutes from down town with a purchase value of around 50 Million dollars. The end value will be at least three times that amount. When I first arrived it was to look at investment deals however there are great opportunities for large scale projects from the redevelopmemt of the downtown area to subdivision of ranches and land.     Hi Phil

    I’ve been actively buying in those markets for nearly two years now. i think you have selected two good markets.
    Nashville – I’ve only been active in Nashville recently the first time i went to nashville was in April and i think the market there is attractive. Some good things happening in the local economy etc. I’ve only bought one property there so i’m still in the learning stage myself. I have an excellent contact there but i don’t want to publish the name on the forum or everyone will be on to them(you are welcome to meet this person, email me if you wish) , Sorry forum but i need to keep somethings for myself. (good contacts in the US are worth their weight in gold ).
    Re San Antonio, well its a great market, i first went there 2 years ago back in 2004 and i still love the place, and good news keeps coming out of there. But once again the quality of your people is the key thing in the US. Go for people you can trust and who have a proven record. You can’t afford to take people’s word on things in the US as they tend to let you down. Rick has been to San Antonio (i met him there 12 months ago, when i was in town so that will be good for you). Avoid the east side area, (but i part own a commercial property there) because its too tough as a remote investor. great location though in that it is walking distance to down town. Also avoid the Glenn.
    Hints
    Get yourself preapproved for finance, Buy as many books on forclosures as you can, your on a steep learning curve. Property management is SO IMPORTANT. We have had problems (personally and for our clients) with management, but are now in good hands. Its one of those things if you want to hold property you must have good management.

    Have an enjoyable time in San Antonio, see the sights and enjoy the City.

    Hey guys,
    Buzzer,you are choosing some great markets!

    As far as Nashville i know of a lady who does some deals over there.She is actually from this forum and is an aussie.
    I have not dealt with her personally , so definately do yr research and DD. (my advice ,whoever you deal with over there give them time to prove themselves before doing heaps of business with them)
    Her name is lisa lammers .She has a service called real estate investment finder.She does deals in Nashville,Tennesee,US.
    Also definately get Westans contact if u can .(great things are going well for u westan!)

    I have found Chad simmons too is a real man of integrity from my conversations with him.He has some things going down in san An,The rio grande valley Texas and Phoenix markets

    Also try visit the local investor club in san antonio and houston.I have met heaps of great contacts this way in houston. It is one of the best way to get the “inside knowledge” on the best deals as they come up.

    Be careful of peoples “opinions” make sure u discover yr own facts about the places you are looking at investing in as their is good and bad in every market.

    I know a few things about the SAn Antonio market but definately still learning,

    I agree with everything that Western has said, stay away from the east side, it is close to ther city but very rough. You will buy cheaply but it will be difficult to rent and you will not get any capital growth. Property management is important. One thing that has suprised me is that overall real estate sales people here do not provide great service. Customer service and attention to detail is what I have spent a great deal of time teaching my staff.

    Hi Phil,

    We have just helped another Aussie investor who purchased a house on the East side over 12 months ago now. It was an absolute disaster for this guy and it took us ages to renovate it for him as people kept on breaking into the home. We even had to call the San Antonio police to get involved so we could get the house renovated for him.

    It took us about 6 weeks to get tenants also. Really hard to rent them out in that area because of the nature of the neighbourhood.

    We have tenants in there for him now and we got him out of trouble but it certainly highlights the type of neighbourhood it is.

    Glad to hear that you are teaching your people about service mate. Boy dont they need it. Sounds like you are doing well.
