    Hi Everyone,

    I have been scouting around the North Coast of N.S.W. looking for respectable property deals in particular value adding or sub-division projects.

    Still finding land is overpriced when you consider that there has been an overall decline in house prices. Difficult to find a margin in development work of any kind.

    So I am turning my attention to seeking a more direct approach to vendors through personal newspaper advertisments and even offering joint venture partnerships.

    I find agents tend to restrict negotiation skills. They also have little knowledge of investment margins and in some cases place unrealistic prices on new listings.

    Has anyone had any success with this method of increasing their exposure to more deals?
