    When I buy my first IP, i will be buying a dump and doing it up here is my list of renovations.

    List Of Renovations(As of 2/10/06 11:40PM)

    -Carport.(Cheap, Self-build)
    -Paint.(Neutral colours,expensive durable paint,non-gloss inside).
    -Turf.
    -Water Tank(As large as can fit)
    -Landscaping.
    -Colourbond Roof.(Cheaper than tiles,Easier to install,
    Lighter=smaller rafters,better security,More Water tightness).
    -Garage.(Stratco Garden Shed)
    -Rendering.(If brick)
    -Ripping up carpet and
    doing up the floorboards.
    -Insulation.(Mainly in roofs to stop noise from rain on the colourbond
    roof, some in walls).
    -Tiling up bathroom or
    kitchen.
    -Roller Shutters.(Modern roller shutters,Climate-control, Security).

    Does anyone have any extras or comments on the above or comments in general.

    Hi christopher

    I gather this property is in the country.

    1st do you know anything about roof construction specks.
    re the rafters there is a formular for size and spacing to meet standards ie 4 X 6 no less lan 900mm apart etc. I did have a book re all this check with a builder.

    2nd if its old put a new toilet in it is easy and cost $200.00. I so had reno’s with the old toilet yuk!

    3rd hide pipes – box in or what ever definitly make a place look new.

    no mention of kitchen appliances ovens etc. plumbing / electricals.

    to comment further need more info

    Hi again

    sorry I clicked twice. I left a bit out ,I did have the book and don not think I do now any way would be 15 years old, I think I ditched last move.

    oh buy the way a good interior or exterior colour is
    Dulux – Buff it , it is an even mix of grey and brown so you can put warm (yellow tones) or Cool (blue tones), it will change with the colours around it. It beats cream Yuk. Dulux has a colour combo card which gives you the colour that go with it. It reasonably new.

    Thanks Celeste, good idea a new toilet. hmm, yes I should hide the pipes and electricals(much easier on the eye). Hmm, those colours sound great(the whole warm and cool thing).
    Um, I dont understand what you were talking about with these rafter specs and stuff.

    Also the property im looking to buy will be in the western suburbs or maybe even out near penrith.

    Edit; Also I’ve just thought what I haven’t before when considering an old dump is the fact that I should be able to get the building depreciations(the 2.5% or 4%), it’ll probably be 4%. Thats another thing I should note down. Yippie.

    I’d probably say it is great to educate yourself on all the items listed but when you come to buying a property the focus should be on the numbers and not the asset. If you can find a property that you can put a new kitchen in, a coat of paint and tidy up the yard you might make a bigger profit in a shorter time than if you were to do a huge job like the one you described

    Um i was thinking about what you said cbellesini. The reason why I am doing one huge reno is that I want to live in this house for 6 months so I can get the FHOG and get the free stamp duty.

    With these discounts it will kick start my investing.

    Any comments?

    I am in Perth, I have no idea where those suburbs are ypu mention, I just thought country because you mentioned water tank.

    re the above quote there are building codes that dictate the size and spacings of roof timbers you cannot change them willy nilly.
    the specifications depends on type & size of timber/metal used, plus expanse and finishing materials.

    Hope this clarifies this.

    Thanks that does clear it up. The suburbs are in the west of sydney.
