    Hi all,
    We just signed a contract for our first commercial property and we’re trying to organise the landlord insurance. Everyone we speak to tells us a different story of what kind of insurance we need and no one with the insurance company seems to have any experience of this.
    The property is zone commercial and the current owner is running a shop as well as living in the property. Can someone please tell me what insurance I need? Is it a normal residential landlord insurance or is it a commercial insurance. (If it is commercial, they’ve told us that they will not insure us until after settlement and if the property is vacant, the excess will be $10 000. Is this reasonable?).
    Greatful for any help.

    Hope this is of help. I was recommended to try Elders for Landlord & building insurance for a residential purchase.

    Great, thanks for all the tips. Managed to find a good broker who actually knew this particular property.
