    Hi Guys,
    I want to buy property in Buffalo New York and was wandering if any one else is interested in building a portfolio.
    I figured that the costs would be lower and the returns better.
    Any thoughts out there?

    Hi Frank,
    Before you purchase in Buffalo make sure you have spoken to those who have done so before.Do a search on here and other forums about Buffalo,in fact a few recent posts on here outline some of the positives and negatives about Buffalo.Before you buy it is very important that you have a good team on the ground in Buffalo and it also just as important to visit the city and see for yourself the property to be purchased[biggrin]

    Another important issue is to consider how you are going to finance the purchase of such a property.

    Changes in the Patriot Act has made the financing of investment properties to Foreign Nationals almost impossible unless you deal with the right style of lenders.

    It also makes far more sense to invest in a city like San Antonio in Texas or other parts of Texas for that matter. The local economy is far stronger and you will get capital growth as well as great cashflows.

    Hey Freeman Cooper!
    Definately take Brisbane04s advice as he is a large shareholder in the Buffalo and seems to be doing quite well!
    It is an animal that very few people have tamed.

    Most of the people i know who have bought there who dont live there are selling now or planning to get out in the future.
    I have some property there but it is not on the top of my list to purchase more there soon as the effort is not worth it to me at the moment.(in saying this i have made some profit out of Buffalo)

    Property investment is not meant to be(and doesnt need to be)that hard .From trying to get decent tenants,to getting an honest property manager,to getting a property that doesnt need constant maintenance,to getting a mortgage without large fees (at 80% lvr and over for the cheap props) etc etc
    (In saying that it is possible to make money out of there too,but personally i reckon u would make it happen a lot easier if u were there in person)

    The management is a real struggle.They seem to do business there very differently to the majority of the rest of the U States .
    Communication can be a battle too.

    Personally i reckon There are much easier areas to invest in for the return VS effort.(including Australia)

    My 2 cents anyway.

    It seems like a good investment. The figures add up but the reality does’nt seem to.
    Any other suggestions, I am looking for yield.

    Hey there freeman ,
    no probs man!
    Houston in Texas is pretty huge and is high up on the expected growth chart for the next couple of years!
    It also has some great investor clubs (eg the rich club) that meet and investors can help each other and learn and grow.

    There are so many more strategys and options for investing in the USA. Incuding many opportunitys to buy under market value.

    Get on the forums over there and keep reading and learning .There are also wholesale and short sales and subject-tos etc etc to be found through these guys.

    Just make sure u do full DD checks before making yr next move.

    You may even decide to do yr research and go to other areas of texas.Most areas are high on the expected CG projections for the next few years.
    I personally have had great help in getting setup in San antonio.I like SA because it is smaller than Houston and it just feels to me like it will expand quicker because its so much smaller than houston (but just my preference)

    Hi there freeman.
    I couldnt agree more with Luke’s advice. Personally also from learning I feel that Buffalo us alot of hard work for the return. Your money can definately work better and easier for you in Australia and as far as the U.S goes Texas. San Antonio still has fantastic potential with a strong and thriving economy. I just finished my first investment tour of the city which was fantastic and a great success.

    Another tip for all you U.S investors is the Rio Grande Valley in south texas. Look out for this as I have no doubt that this will be the next boom region in the U.S. Again this is just my prediction on what I have seen. It is about 2yrs behind San Antonio but already expanding . That is just my tip to you all. I just co purchased my first property there and intend to buy another one once i sell my property in Buffalo.

    Look at the suburbs of McAllen, Brownsville, Harlingen just to name afew which all comprise of the Rio Grande Valley.Dont take it from me either. I encourage you to do your own research.

    Just another opportunity to add to your list of others that others on this forum have recommended. Buy yeah definately think you can do better out of Buffalo unless you are prepared to spend time on the ground there.
