    Hi all,

    As well as buying at least one property per month (our goal), we have decided to concentrate our efforts and expertise into helping ADELAIDE investors put together lease options.

    We screen and qualify tenant/buyers
    Draw up all the necessary paper work
    Guide the tenant/buyer towards purchase
    Help find them a loan
    Draw up all the purchase paperwork

    I know there are various people who “teach” investors how to do wraps and lease options but there is one thing that seminars wont teach you and that is experience!

    We seem to get alot of clients that have attended these seminars and purchased “how to” kits only to find it is all too difficult!

    Just wondering if there are people in other states that offer to take on the task of putting the whole thing together for investors???

    Hi Xenia

    Karen and I have now done 6 what we call “Training Joint Ventures”.

    As with your experience, our JV partners have either bought the Wrap Pack or Wrap Kit and are hesitant at taking that first step or they have learned about wrapping from forums or books and want to get underway.

    I can only say we wish we had found a JV partner when we first started out. Missing out on those costly mistakes we make would have been excellent :-)

    Congratulations! That’s great news.
    It is a scary start for most people, even if they know what to do in theory.
    Do you have a web site?

    In SA the risk of litigation is compounded by laws that other states don’t have and solicitors that are not familiar with real estate let alone options! It is a much needed service.

    Hi Paul,

    As a new wrapper I am interested in understanding what those costly mistakes are. Could you please summarise them for me and for anyone else who is interested so we don’t fall into the same traps.

    Gee, where do I start? We made so many of them :-)

    Here are a few that really stand out. Starting out without the correct business structure. Buying at retail. buying in the wrong area. On selling without enough mark up. Not protecting ourselves from the UCCC buy doing the correct checks of our potential wrapees and ensuring these checks are kept and can be produced to prove your due dilligence, etc, etc.

    Hi Xenia,
    You may want to check your web site for spelling mistakes before paying for it, investors on your “Our Company ” page is not spelt right. I enjoyed reading your history of investing, well done and good luck with your business.

    For that web site which is a classic ‘Set and Forget’ web site $300.
    Which is in a format that presents the basic information.

    That would be an all-encompassing package!

    Site registered $15 .com (year) $44 .com.au (year) $10 (month) for hosting and handling and the remainder $165 would be the web design and administration and all the technical side to getting it all together.

    I guess that would include running the text through a spell check to keep everybody happy.

    The web designer is actually my brother, who is getting teeth pulled out today:( so I’m not going to bother him about the spelling mistakes. Thanks for pointing that out though.

    We definately are investors not invesotors [biggrin]

    Also, that is just a temporary web site, just provides a bit more than a blank screen and a few things to download. We are still working on the real one (I like colour and lots of links), but jee it takes a long time!!!

    It does take a long time so I guess you weigh up weather it’s worth getting someone to do it or doing it yourself for free where it will probably consume a lot of hours-days-weeks even months. Surfers that cruise along and judge web sites at the click of a button have no idea. It’s more difficult then most people think or are aware of. Particularly html and what you’re working on!

    I know I pulled a lot of hair out learning how too.

    The pdf that pops up that he did is very good! A lot of work done in that alone. I’m sure most people don’t judge by a spelling mistake I’m not a great speller myself but I know I have read Steve McKnight’s book and others and you come across spelling mistakes, you always see them somewhere and in the newspapers.

    Easier to piont out others then your own!!

    Thanks for your input Jaffasoft, I think I asked this question on the forum before, but what do people mean by “doing it yourself”?

    My brother is a web designer and he will be working on the design itself, I certainly wouldn’t want to use my time learning all that stuff just to save money!

    I am working on the “text” for him to up load. All the PDFs, and text that goes into it, is done by us (the company directors) not the web designer.

    Do you know any web designers that will write all the text for you too? Or anyone that can write good advertising copy? Please let me know!!!!
