    Hi,

    I’m looking at the option of Holiday Letting a property in Wentworth Falls in the Blue Mountains and was wondering whether anyone could give opinions and experiences if you have done the same thing. I’m especially interested to know how you can get accurate vacancies rates for holiday letting.

    Don’t have a personal experience, but a friend of mine was renting her Blue Montains property over the eBay on short lease untill she sold it.

    She had almost double rent, but had to organise a house keeping, etc.

    I do a Shortstay (www.shortstay74.com.au)in Newcastle hunter area. $120per night double (2 people)+ $15.00 for each extra person/child. Sleeps 9 people, 3 br,2bath,lounge,library,kitchen, verandah,big yard.I charge a $60.00 cleaning fee which is instantly refunded if premises left relatively clean & tidy (eg: no rubbish,bottles inside) I clean for overnights, and get a cleaner at $60 flat rate to clean for longer stays. Currently booked out until Christmas – easy peasy – run from mobile phone and website.

    Hi Playmoney

    I have done short term leting for the past 3 years in inner Brisbane, have found it to be well worth it as long as you don’t mind the hands on approach – it’s not a set and forget type of business. If you make it a pet friendly place then you will open up your vacancies a lot – there is a hideous undersupply of pet friendly properties, and I have never had an issue with pets.

    For vacancy rates, ring the local real estate agents who do letting, they should be able to give you correct info for your area. Also, sites like stayz.com.au and takeabreak.com.au have calendars so you can sticky beak at the competition and see how full they are.
