    I hope you can help.

    I am looking to buy my first investment property in Sydney. I am running some numbers from viewpoint of negative gearing/realising some tax breaks.

    In my calculations i do not know what figure to put for depreciation of a 1 bed unit in potts/point elizabeth bay area-not new property older. Just an approx figure for my calculations.

    What is the age of the property? What items of value has it got inside it? Has it got anything new like carpets, dishwasher, chandelier etc?
