    We are thinking of buying our first IP in regionl coastal NSW a large block with existing rentable house, with the idea of subdividing and building 4 town houses.
    Dose anyone have any advise or ideas?

    Check with local Council what the regulations are for subdivison on the block and make sure that the existing easements make it suitable to subdivide before you go too much further.
