    Can anyone give any cost estimates on any of the following for Melb?
    A) Stamp duty to purchase a property for $330K? It will then be developed into 4 units, so will there be any further stamp duty or reates, to do that??
    B) Cost estimate to remove a 12sq weatherboard house & clean the site? (& any contacts to do so??)
    C) Any estimates on driveway for a “standard” 4 x 9.5sq units site on a site 230′ x 52′ rectangle block?
    D) Can anyone calculate how many Sq the block is if it;s 230′ by 52′?
    E) Any idea of how much land tax I’d be up for?
    F) Costs p/ sq mtr for concreting?

    Hello,

    I am no developer although am starting to go through this. I can help on a few points –
    – I calculate stamp duty at 4.4% – this gives you near enough to exactly what it will be. Although I generally use 5% as a giude and htis gives me a little extra to play with – so stamp duty on 330k is $14.5k.
    – The block if in feet is converted by ft x 0.3048. So 230ft = 70m & 52ft = 15.84m. Block will be 70m x 15.84m = 1108sqm approx.

    As for the rest look in your local paper and ring for quotes. That will give you the best idea from local tradis how much each job costs to do which you can then allow for.

    depends what sort of concreting job you’re doing and how the units would but based on block size to concrete a drive down the side of the block to enter all the units I would budget $10-15k.

    what about pits and so on? on a 4 unit development the site coverage in any council would require pits to be installed etc.
