I am about to put in an offer to a brand new 3br/2bath/1 garage house asking price is $310,000 (builders stock). Other homes that are simular or have slightly better fittings have sold for $305k and had a asking price of $315k.
I would like to buy this home for around about $295k to $300k max, but would also like them to include a brand new dish washer and air condition. I think the builder is after a quick settlement from talking to the RE agent. Should I have 2 offers like this? and allow room for further negotiations?
Offer 1: $294k with dishwasher and air con added in with a 1 month settlement.
Offer 2: $287k with a 3 month settlement with dishwasher only.
I would like to make it so I have the best leverage and have all the aces up my sleeve . Any advice will be appreciated.
