    I have found a good deal that someone may be interested in…. in New caslte… motivated vendor I have knocked him down from $425 to $380 …. for fst settlement.

    Here are some of my notes while chatting with this gentleman
    Location Walls End only 2 years old!
    2 storey with iron roof
    Blue board with cement render finish
    4 bedroom
    3 bathrooms
    4 car garage
    2 years old … fully finished with tiling all round.
    Aircondioning reverse cycle + gas
    There are 3 …… 2 stories in the street
    House is on the market selling privately…. Brought another house…..
    5 years left on indemnity insurance on building ……

    Newcastle, ….for 400K (including s/duty) sound like a steal to me.

    No waterview from Wallsend.

    It is a working class suburb to the west of the city and very close to the university.

    I would suggest that this property is well above the median price for the area but then it is new and Newcastle people do like new things.

    Rental demand is very high in Newcastle and esp by the uni. currently 1% vacancy rate here and yields are generally a little higher than for Sydney. I have also seen some signs that the local market is strengthening somewhat.

    Dont forget about mine subsidence. Wallsend is one of the original mining areas in Newcastle. Hence it being predominantly a workers area. Not a bad area, I used to live in the next suburb. Certainly not a “trendy” suburb. $380 probably not bad, but check out rest of the street. Alot of older houses have had the blocks subdivided and a new home squashed behind it. Next suburb over, Maryland, would be best new home for price comparisons.
