I’m interested in how much everyone thinks permits are worth when they come with a house for sale. Just say the going price for an old house and enough land to build two townhouses is worth $350/$360. Do you think the fact that it comes with the plans approved is worth an extra $20G, $30G. Given the fact that they had to hold the land for approx 2 years, pay someone to design? draw up the plans ( there are no full working drawings so these have to be paid for & engineering specs and of course demolish the house etc)
