I have a property for sale that I need to creatively market to find the right buyer at the right price. The property is an oceanfront house on the south coast. The house is substantial but dated. It’s been on the market with an agent for about 3 months and in that time only 2 parties have even had a look at it.
This property is amazing – north-facing panoramic ocean views up to Jervis Bay, surrounded by national park, beautiful spot. The house is a bit daggy though, so we are now planning to give it a facelift in the hope that it will attract more lookers.
We are thinking of giving our agent the flick and marketing the property ourselves. Does anyone have any good ideas for doing this, or any experience to relate that might help us?

JanetFor something a little different you could try a Google adwords campaign and include keywords such as ocean front or ocean views. That should get you some good exposure.
You could also set up your own website quite cheaply to market your house. You could try listing on http://www.owner.com.au and a few of the other online private sale companies.
I think http://www.Peachhomeloans.com.au still have a free property listing service that could be worth a try. Why not if it’s free.

Where is it and what do you want for it? Obviously the agent already has a sign up? Sack em and you can then put your own up for $100. If you haven’t had any hits through re.com already, then unlikely to. Local ads don’t really help either if locals don’t want it. Perhaps a select target market? Like o/s expats or interstate newspapers? Have a look through London and HK sites. There are heaps of bankers in Asia at the moment desperate to spend their easily earned USD. Good luck!
The house is located at Manyana, north of Ulladulla. Price is approx $1.2m. You are right about hitting the right market. Our exclusive agency agreement runs out next week so we are looking at a shared listing with a Sydney agent.
